Reservations

All reservations are subject to availability and confirmed only on receipt of the deposit stated at the time of booking. Rates are quoted per room per night in Indian Rupees and are inclusive of breakfast unless stated otherwise. Applicable government taxes are charged additionally at the prevailing rate.

Check-in and check-out

Check-in is from 1:00 PM and check-out is by 11:00 AM. Early check-in and late check-out are subject to availability and may attract a charge. All guests must present a valid government-issued photo identification at check-in. Foreign nationals must present a valid passport and visa.

Cancellation

• Direct bookings cancelled more than 72 hours before check-in: full refund of the deposit.
• Cancelled within 72 hours of check-in: one night's charge is retained.
• No-show or early departure: the full booked amount is retained.
• Peak dates, festival periods, group bookings and full-property buy-outs carry separate terms, which are set out in writing at the time of booking.
• Refunds are processed to the original payment method within 7–10 working days.

Children and extra beds

Children under 5 stay free when sharing existing bedding. Extra beds and mattresses are available in most categories at a charge, subject to the maximum occupancy of the room.

Pets

Pets are welcome on prior intimation and are restricted to allocated ground-floor cottages. Guests are responsible for their pet's behaviour and for any damage caused. Pets are not permitted in the restaurant, spa, pool or banquet areas.

Safari and third-party services

Safari permits, jeeps, guides and transfers are booked by us on your behalf with third-party operators and the forest department. Availability, timing, routing and zone closures are determined solely by the park authorities. We do not guarantee wildlife sightings, and refunds for safaris are governed by the forest department's own rules.

Conduct and property

Guests are requested to keep noise to a minimum after 10:00 PM in consideration of other guests and the surrounding forest. Smoking is not permitted inside rooms or enclosed public areas. Guests are liable for any loss or damage to resort property. Management reserves the right to refuse or terminate a stay in cases of misconduct.

Liability

The resort is not liable for loss of or damage to guests' personal belongings. Safes are provided in every room and their use is recommended. Use of the pool, gym, cycles and outdoor facilities is at the guest's own risk.

Force majeure

We are not liable for failure to perform where prevented by events beyond our reasonable control, including natural disaster, landslide, flood, epidemic, government restriction or road closure. In such cases we will offer a credit for future stay wherever possible.

Governing law

These terms are governed by the laws of India, and disputes are subject to the exclusive jurisdiction of the courts at Nainital, Uttarakhand.
